Ikoyi: discretion, paperwork, and finally a quieter way

Ikoyi values discretion. The properties here are private. The residents are private. The contracts are often private. Most property tooling that worked in Lekki feels too loud the moment you carry it across the bridge. We rebuilt the parts of Jarakey that are visible by default so it can be deployed in Ikoyi without anybody feeling watched.

What changes when discretion is the brief

Resident directories are off by default. Visitor logs do not show up in any property-wide feed. Bill recipients are configurable per unit, so a landlord who prefers their account stay out of the central pool can set that once and never have to explain it again. Even the audit log only shows the actions you can already see somewhere else.

What still gets done quietly

  • Rent receipts the tenant’s lawyer can pull on demand without you in the loop.
  • Maintenance requests that go to a private staff list, not a property-wide channel.
  • Per-unit lease documents stored in S3 with access tied to the named parties only.
  • Visitor codes that work without storing a phone number on a public log.

The estate we keep pointing at

Banana Island is a closed loop with high standards and very little patience for sloppy software. Properties there are managed at a level most of the country aspires to. The point is not to make Banana Island flashier. The point is that even Banana Island has a property manager who is somebody’s daughter, who has been keeping the rent roll in a notebook, who would love to take her phone with her on Saturdays again. Jarakey is for her.

How Ikoyi residents use it

  • A door code for the housekeeper, scoped to weekday mornings only.
  • Power top-ups paid from the resident wallet, no bank queue, no dispatch rider, no receipt in the wrong currency.
  • Lease documents that arrive as a PDF instead of a courier slip.
  • A direct line to maintenance that does not become a group chat.
